Zillow’s Listing Ban Is Here. What You Need to Know?
Zillow’s new ban on publicly marketed private listings went into effect today, June 30th. It’s a highly publicized shift that clients may already be inquiring about, and one that underscores why agents need a firm grasp of fiduciary duty and risk management.
What you need to know:
The rule blocks listings from appearing on Zillow if they’re marketed publicly without being on the MLS within 24 hours. Agents who violate it risk having listings blacklisted on Zillow and Trulia for the life of the agreement.
Zillow Group has stated that the ban does not apply to “Delayed Marketing Exempt Listings”, as long as they’re submitted to an MLS within one day of public marketing.
“Coming soon” and office exclusives also comply with Zillow’s listing access standards, as long as listing brokers adhere to NAR’s guidance for each listing status.
Zillow said that for sale by owner (FSBO) listings, rental listings and new construction listings sold by the builder are also permitted.
This policy creates a visible fork in the road for agents. If a client, after understanding all trade-offs, opts for privacy-first marketing due to security, lifestyle, or strategy considerations, the agent must prioritize that decision. Full transparency and written documentation are essential.
Your duty is not to appease any one portal. It’s to act with loyalty, disclosure, and care, no matter how the landscape shifts.
